Austin Real Estate Market Update: What the Numbers Are Really Saying

As we head toward the end of 2025, the Austin real estate market continues to settle into a more balanced, data-driven environment. According to the latest Central Texas residential data, the median home price for November sits at $419,990, essentially flat year-over-year, signaling that prices have stabilized after several years of volatility. While pricing has held steady, sales activity has slowed, with 2,213 closed sales, down 15.5% compared to last year, reflecting a more selective buyer pool.

Inventory remains one of the most important shifts in today’s market. Active listings have climbed to 13,573 homes, resulting in 6.1 months of supply, which places Austin firmly in balanced-market territory. This increase in supply has given buyers more choices and negotiating power, while sellers are needing to be more strategic with pricing and presentation.

Homes are also taking longer to sell. The median days on market is now 57 days, up slightly from last year, and properties are closing at an average of 3.05% below asking price, with a 91.86% list-to-close ratio. Notably, 56% of active listings have experienced at least one price reduction, with an average price drop of 9%, highlighting how important accurate pricing has become in this environment.

That said, demand hasn’t disappeared. New pending contracts rose 2.1% year-over-year, suggesting that well-priced homes in desirable areas are still moving, just at a more measured pace. For buyers, this means more opportunity to negotiate and fewer bidding wars. For sellers, success hinges on realistic pricing, strong marketing, and understanding today’s buyer expectations.
