First-Time Buyers, New Construction, and a Builder Negotiation That Paid Off

Buying new construction means negotiating with a builder instead of a homeowner — and that requires a different playbook entirely.

This one came to me through a referral from a previous client, which is always one of my favorite ways to meet new buyers. This couple was ready for more space and, more than anything, ready for a home that was truly their own. As first-time buyers, they were drawn to new construction — the idea of being the very first owners, with everything brand new from day one.

New construction comes with its own negotiation strategy

A lot of buyers assume new construction means the price is the price — that builders don't negotiate the way a traditional seller might. That's not true, and it's one of the most important things I make sure every new-construction buyer understands before they sign anything.

For this couple, we negotiated a 2/1 rate buy-down directly from the builder’s in-house lender. That means a reduced interest rate for the first two years of their mortgage, stepping up gradually — which translates into real monthly savings right when they need it most, in those early years of homeownership.

Upgrades that actually matter

We also negotiated upgraded flooring throughout the entire downstairs. In new construction, builder-grade finishes are often the baseline, and upgrades can get expensive fast if you're paying out of pocket after the fact. Getting that flooring upgrade built into the deal meant they moved into a home that already felt elevated, without the extra cost.

And on top of the buy-down and the flooring, we still managed to bring down their overall sales price. Builders have more room to negotiate than most buyers expect — you just have to know how to ask, and what to ask for.

Perfect timing for what's next

This couple is getting married next April, and this home means they'll be fully settled in their own space well before the wedding. There's something special about helping first-time buyers land in a home that's entirely theirs right as they're building the next chapter of their life together. New construction, new beginnings, all lining up at the same time.

A note on new construction for future buyers
