What $600K, $900K, and $1.5M Actually Buys You in Austin Right Now

One of the questions I get asked more than any other — from first-time buyers, from relocation buyers, from clients moving up or down — is some version of: "What can I really get for my budget in Austin?"

The answer is more nuanced than most people expect. In some neighborhoods, $600K gets you into a beautifully renovated bungalow. In others, it's the down payment on a starter home. Austin is not one market — it's dozens of little markets stacked next to each other, and your budget shows up very differently in each one.

Here's an honest, on-the-ground look at what three of the most common Austin buying budgets actually buy in 2026 — and the trade-offs to weigh at each level.

$600,000 — The Entry-Luxury Tier

At $600K, you're right at the current Austin median for a single-family home, which puts you at a meaningful crossroads. You have real options — but you'll need to make real choices.

What you can find at this price:

  • A smaller, older single-family home in a walkable central neighborhood. Think Rosedale, Crestview, Brentwood, Windsor Park, or parts of East Austin. These homes are typically 1,200–1,700 square feet, 2–3 bedrooms, often needing at least some updates. But they come with mature trees, walkability, and Austin ISD zoning.

  • A newer, larger home in the outer suburbs. For the same budget, you can get a 2,500–3,200 square-foot home in Cedar Park, Leander, Pflugerville, Hutto, Kyle, or Buda. More space, newer construction, often master-planned communities with pools and playgrounds — but you're trading a longer commute and less walkability.

  • A condo in Mueller, Downtown, or East Austin. 1–2 bedrooms, well-designed, often with amenities. Great option for professionals or downsizers who value location over square footage.

  • A townhome or duplex in a central-adjacent neighborhood — often 3 bedrooms with a small yard, walkable to something.

The trade-off at $600K:

You're picking your priority — location, size, condition, or newness. You'll generally get two of those, not all four. And that's okay. Naming your priority is what makes the search work.

Neighborhoods where $600K goes furthest right now: North Loop, Windsor Park, Cherrywood, Manor Road corridor, Cedar Park, Leander, Buda, Kyle, Pflugerville, and pockets of East Austin outside the immediate central corridor.

$1,000,000 — The Mid-Luxury Sweet Spot

$1M is where a lot of Austin's most livable properties sit — the "solid family home with real character" price point.

What you can find at this price:

  • A 3–4 bedroom home in a central neighborhood . Rosedale, Zilker, Barton Hills, Bouldin Creek, Travis Heights, East Austin. Typically 1,800–2,400 square feet, updated finishes, mature trees, and walkability to something meaningful.

  • A newer single-family home in Mueller, Circle C, or West Austin neighborhoods. More space (2,500–3,500 square feet), 4 bedrooms, modern finishes, well-designed community amenities.

  • A larger, luxury home in Steiner Ranch, Cedar Park, or South Austin. 3,500–4,500 square feet, 4–5 bedrooms, often with a pool. The commute is longer, but the square footage per dollar is meaningful.

  • A luxury condo downtown. Larger units, better views, walking distance to downtown or Lady Bird Lake. Great for professionals, second-home buyers, or empty nesters.

The trade-off at $1M:

You can get most of what you want — you just can't get all of it. The buyers I see thriving at this price point are the ones who name the one thing they're not willing to compromise on, and let the rest flex.

Neighborhoods where $1M goes furthest right now: Mueller, Rosedale, Crestview, Barton Hills, East Austin (near Manor Rd), Cedar Park, Steiner Ranch, Circle C, and parts of Round Rock.

$2,000,000+ — The Real Luxury Tier

At $2M+, you're into serious Austin real estate — and the options open up considerably. This is where I do a lot of my Christie's International Real Estate work, and where the market really rewards buyers who know what they're looking for.

What you can find at this price:

  • A beautifully finished home in a top-tier central neighborhood. Tarrytown, Old West Austin, Barton Hills, Bouldin Creek, Zilker. Typically 2,500–3,500 square feet, 4 bedrooms, meaningful updates or new construction, mature lots.

  • A custom or semi-custom home in Westlake or Eanes ISD. 3,500–5,000+ square feet, 4–5 bedrooms, often on a beautiful lot, with the added value of one of the state's top school districts.

  • A larger luxury property in Barton Creek, Spanish Oaks, or a Hill Country estate community. 4,500–6,000 square feet, dedicated home office, guest quarters, pool, sometimes acreage, always spectacular views.

  • A premium downtown condo or penthouse. 2–3 bedrooms with skyline or lake views, hotel-level amenities, and a full lock-and-leave lifestyle.

  • New construction in Westlake, Rollingwood, or select East Austin infill. Full luxury finishes, contemporary or transitional design, often with pool and outdoor living space.

The trade-off at $2M+:

Even at this price, you're still choosing between size, location, and lot. What changes is that the choice becomes about lifestyle rather than compromise. Do you want to walk to dinner (Tarrytown, Zilker)? Do you want Hill Country views and privacy (Spanish Oaks, West Rim)? Do you want a lock-and-leave downtown penthouse? At $1.5M, all of these are options — the question is which life you actually want.

Neighborhoods where $2M+ lives beautifully right now: Tarrytown, Old West Austin, Barton Hills, Zilker, Westlake, Rollingwood, Spanish Oaks, Barton Creek, and downtown luxury condo buildings.

The Bigger Picture: Your Budget Isn't Just a Number

The single biggest lesson twenty years in this market has taught me: your budget is a shape, not a number.

A $1M home in Tarrytown is a completely different life than a $1M home in Cedar Park. The commute is different. The neighbors are different. The way you spend your Saturday morning is different. And which one is right for you depends entirely on the life you're actually building.

That's why I don't start with a price. I start with a Tuesday afternoon — what does your ideal day-to-day look like, and what neighborhood makes that possible? From there, we work backwards to the budget.
