“Luxury” doesn’t look the same to everyone.
Of course, it can look like a stunning property with top of the line finishes...
But it can also look like:
- A strategic offer that actually works with your monthly budget
- A closing day where nothing surprises you, because we planned for everything
- Walking into your new home knowing you didn’t overpay — or, you didn’t leave money on the table
- Selling your house for top dollar without losing your weekends (or your sanity).
That’s the kind of experience I’m passionate about delivering for every single client in Austin and the surrounding communities. Because moving in this market shouldn’t feel chaotic — it should feel clear.
If you’re thinking about buying, selling, or just trying to figure out if the timing is right for you, let’s talk. No pressure, no fluff — just a real conversation built around your goals and today’s numbers.
📩 DM me “STRATEGY” and let’s map out your move.

I hate to admit it, but everyone who told me Austin was the best city in the country was right. I just happened to already know it.
I’ve called this city home for over 20 years, and it still has a way of surprising me. The sunsets, the energy, the community, the way summer here feels like it belongs to everyone. There is no version of “home” I would trade for it.
If Austin has been on your radar, I’m a little biased but I’m also very informed. DM me and I’ll tell you exactly where to start.

If my family was moving to Austin tomorrow, these are the 5 neighborhoods I would tour first.
Austin is bigger and more layered than people realize. The “best” neighborhood depends entirely on what you actually want your weekends to look like, not just what shows up on a Top 10 list.
Here’s where I’d start, by lifestyle 👇
Mueller
The walkable urban dream. Pocket parks, the lake, Alamo Drafthouse, farmers market on Sundays. If you want city energy with a stroller-friendly layout, this is the move.
Steiner Ranch
West Austin, Lake Travis lifestyle, and zoned to the highly-rated Leander ISD. Boats, golf, and big views. The “weekend home that’s also our weekday home” pick.
Northwest Hills / Cat Mountain
Established, mature trees, half-acre lots, and zoned to Doss, Murchison, and Anderson. For families who want quiet without giving up central access.
Circle C Ranch
South Austin, top-rated schools, neighborhood pools and trails, real backyard space. The most family-coded zip code in the city.
Brentwood / Crestview / Allandale
Charming bungalows, walkable to Burnet Road, central to everything. Smaller homes, but the lifestyle and location punch way above their square footage.
The truth: any of these could be the right one OR the wrong one for your family. It depends on commute, schools, budget, and what you actually want at 5pm on a Tuesday.
If you are moving to Austin (or even just considering it), let’s talk. I will give you the honest read on each one.
💌 DM me “AUSTIN” and tell me a little about your family. I will send you a personalized neighborhood shortlist.

Austin summer nights just hit different.
Blues on the Green is officially returning to Zilker Park on June 9–10 with two nights of free live music under the Austin skyline.
From local favorites to laid-back lawn vibes, this is one of those classic Austin traditions that reminds people why they love living here. Bring your blanket, friends, snacks, and enjoy a summer night at the Great Lawn in Zilker Park.
June 9 Lineup:
Alejandro Escovedo
Aaron Behrens
Kylie Hernandez
June 10 Lineup:
Brownout
Mama Duke
Nik Parr & The Selfless Lovers
The event is completely free and family-friendly, but parking will be limited, so rideshare, CapMetro, biking, or arriving early is definitely the move. Expect road closures and heavier traffic around Zilker from 5–11 PM both nights.
Free concerts in the park might be one of the best parts of summer in Austin. 🤍

Most sellers spend in the wrong places before listing.
The kitchen remodel everyone tells you to do? Often a money loser. The pool you assume adds value? Sometimes it actually shrinks your buyer pool. Meanwhile, the unsexy stuff (paint, mulch, a new roof, new HVAC) is quietly doing the heavy lifting on your sale price.
Here is the rule I give every seller: chase ROI, not aesthetics.
You are not renovating to live in this house. You are renovating to sell it more quickly and for a higher price. Big difference.
✨ Spend on:
- Fresh, neutral paint
- Landscaping cleanup
- Major system upgrades (HVAC, water heater, roof, etc)
If you are thinking about selling in Austin in the next 6 to 12 months, do not pull permits or sign with a contractor before we talk. I walk every seller’s home before listing and tell them honestly what to do, what to skip, and where every dollar will actually pay back.
💌 DM me “PREP” and I will send you my pre-listing checklist!

Behind every “sold” sign is a strategy — and a story.
Swipe through a few of the families I’ve had the privilege of guiding through Austin’s market this season.
A VA buyer who walked away with instant equity and a refund at closing. Friends who landed in the school district they’d been dreaming of. First-time buyers settling into their forever home before their wedding. A couple finding their Austin weekend retreat steps from Lady Bird Lake.
Different chapters. Different neighborhoods. Different price points.
The common thread? Every one of these wins came down to patience, preparation, and knowing where the leverage lives in this specific market.
If you’re thinking about your next move in Austin — whether that’s six weeks or six months out — let’s talk strategy before you start touring. The earliest conversations make the biggest difference.
DM me “Austin” and I’ll send over the buyer prep guide I share with every new client.

If you love someone in real estate, you already know.
You know that “just one quick email” turns into 45 minutes. You know they fall asleep mentally rewriting an offer that’s due at 9am. You know their mood is tied to how their deals are going — and you love them anyway.
The truth is, this job is rarely just a job.
I check my phone constantly because my business runs through it. I take it personally when something doesn’t go the way it should. I remember my clients’ stories long after the keys are handed over.
Because I don’t just “sell houses.” I carry the weight of someone else’s biggest life decision — and I treat it like my own.
So if you’re looking for an agent in Austin, pick the one who takes it personally.
Because to me, it was never just a transaction. It was about the people, their lives, and the biggest purchase they ever made.
💌 DM me “AUSTIN” and let’s talk.

Most buyers think the only thing negotiable is the price. That’s where they leave money on the table.
💰 $12,000 off the purchase price of a $600K home might save you roughly $70–$85/month on your payment.
💰 That same $12,000 used as a seller credit toward a rate buy-down could save you closer to $175–$225/month — depending on the rate and loan structure.
Same dollars. Completely different outcome.
Over a 5-year hold, that strategy could mean around $7,000–$9,000 more staying in your pocket.
Smart negotiation isn’t always about price — sometimes it’s about payment.
As your agent, I'll be running the math on this for you BEFORE you submit your offer. In a market where Austin sellers are giving more concessions than they have in years, this strategy actually works.
If you are buying in Austin and your agent is not talking to you about seller credits, rate buy-downs, and negotiated concessions, you are leaving money on the table.
💌 DM me "BUYDOWN" and I will run the numbers on a home you are eyeing.
*Numbers above are illustrative. Actual savings depend on rate, loan terms, and lender. Always run real numbers with your lender. Need a recommendation for a lender? DM me for my favorites!*

Three years ago, a woman walked through one of my rental homes with her granddaughter.
She turned to me at the end of the showing and said,
"If she loves it here… I think I'll want to buy in this neighborhood someday."
I took a mental note, and stayed in touch with the grandmother over the years.
Fast forward to last month.
My neighbors pulled me aside and told me they were ready to sell their home. They didn't want signs in the yard. They didn't want strangers walking through. They didn't want the chaos of going on the market.
They just wanted it handled.
So I made one phone call.
Two weeks later, my sellers had a full-price, all-cash offer in hand. No photos. No prep. No open houses. No public showings. Just two families, one quiet handoff, and the highest sale price this neighborhood has seen in two years.
My sellers netted more than they would've on the MLS — and the timing lined up perfectly so the proceeds funded their next dream home.
This is the part of real estate nobody talks about. The long memory. The quiet network. The one phone call that changes everything.
If you're thinking about selling in Austin and you want a strategy built on relationships, not just a sign in the yard, let's talk. 🤝
📩 DM me "OFF-MARKET" and let's chat about your home.

This is the kind of home that make people slow down and picture their life differently.
Not just where you’ll sleep — but where game nights happen, birthdays are celebrated, pancakes are made on Saturday mornings, and long days end with a glass of wine by the pool under the oaks.
Set on .59 acres in Northwest Hills, this home offers 6 bedrooms, 3.5 bathrooms, multiple living spaces, a huge pool, private yard, and access to top-rated Doss Elementary — all in one of Austin’s most established and convenient neighborhoods.
If this feels like your next chapter, comment LISTING for the listing details and open house information.
