I’ve spent years watching this market, and every summer brings the same patterns. Buyers come in confident, and the same handful of things catch them off guard every single time.
Here are the three I wish every Austin buyer knew going in:
🔹 The best homes move fast — same-weekend fast. If your financing isn’t sorted and your wish list isn’t clear, you’ll lose them to someone who came prepared.
🔹 Sellers in the summer are motivated by their own timelines. The strongest offer isn’t always the highest — it’s often the one that solves a seller’s problem. Quick close? Leaseback? The right questions can win you the house.
🔹 A bidding war doesn’t mean a perfect house. It just means people are interested. Don’t skip the inspection because there’s competition — that’s how people end up with surprises after closing.
These are the conversations I walk every buyer through before we start touring. The prep work at the beginning is what makes the rest of it feel actually smooth instead of stressful.

Don't pull an Andie Anderson and lose your dream house in 10 days…😬
Most people going into a real estate transaction already know the basics. But there are a few things that catch buyers off guard — every single time.
1. Opening a new credit card or furnishing your living room before closing can actually flag your loan and put the whole deal at risk. (Yes, even that Pottery Barn sectional you’ve been eyeing for the new place. Save the receipt for after close.)
2. A job change — even a great one, even a raise — can do the same thing. Lenders need to see income stability all the way through closing.
3. And going in with a low offer “just to see” often just signals to the seller that you aren’t a serious buyer. In Austin, where well-priced homes still move quickly, that can cost you the home you actually wanted.
All of this is completely avoidable with the right guidance going in. The biggest reason I tell every buyer to talk to me before you start tour booking, application filing, or anything else — it’s to head off those small missteps that can derail a great deal.
