But there are a few things that catch buyers off guard — every single time. 1. Opening a new credit card or furnishing your living room before closing can actually flag your loan and put the whole deal at risk. (Yes, even that Pottery Barn sectional you’ve been eyeing for the new place. Save the receipt for after close.) 2. A job change — even a great one, even a raise — can do the same thing. Lenders need to see income stability all the way through closing. 3. And going in with a low offer “just to see” often just signals to the seller that you aren’t a serious buyer. In Austin, where well-priced homes still move quickly, that can cost you the home you actually wanted. All of this is completely avoidable with the right guidance going in. The biggest reason I tell every buyer to talk to me before you start tour booking, application filing, or anything else — it’s to head off those small missteps that can derail a great deal.
